Terms and Conditions

USD rates are applicable for foreign passport holders and LKR rates are applicable only for residents and/or resident visa holders. You may be asked to show your residence visa at check-in. The slightly lower rate is to support those who may earn less in Sri Lanka. Exchange rate is governed by the Central Bank of Ceylon.

You must absorb any payment charges that your bank applies on your payment. The amount quoted is the amount that must be paid into our bank.

Rooms are not placed on hold during your enquiry. Reservations are made by room category, and we cannot guarantee the exact room you request will be available. This is subject to change.

If more guests arrive than initially booked, supplementary charges apply. Ages of children must be clearly specified at the time of booking. Guests must supervise their children and be responsible. Not all of our properties are suitable for children.

You will not be the only guests at the property unless you have explicitly paid for such an option. Please confirm others, as our properties are all under 15 room and most are 5-6 rooms.

Each property will have different policy and menu. We will strive to have all items on the menu available but this may not always be possible. If you have any special dietary requests or restrictions, please inform us in writing at the time of booking as we may not be able to cater to all needs, unless advised and agreed ahead.

BB – Bed and Breakfast
HB – Half Board (dinner and breakfast)
FB – Full Board (lunch, dinner and breakfast) Note that dinner must be pre-ordered as we practice a fresh purchase policy. Some of our properties are remote. It is not uncommon to need 2 hours to prepare your meals.

If you have taken a full villa booking, we may need to ask your entire party to choose from 2-3 options.

Spirits: LKR 5,000 per bottle
Wine & Champagne: LKR 3,500 per bottle
Alcohol consumption from outside sources is prohibited on dry days.

Check-out: 10am
Special requests can be confirmed 24 hours ahead of time.

Our pools are ungated, and diving prohibited. The areas around the pool can be slippery. Guests are responsible for pool safety, and must supervise their children.

Available, but guests park at their own risk.

Driver’s Accommodation

Not available. Local guest house recommendations can be provided, Please book early as there is limited availability

No pets allowed.

This will vary by property and seasonality and will be confirmed on your reservations voucher or invoice.

Generally we will require 50% deposit at booking, full payment 60 days before arrival.

Full payment required for peak periods (14th Dec - 29th Feb).

For bookings made directly via our website; Full payment is required at the time of booking.

Individual booking: Full refund (minus bank charges, exchange rate and credit card fees) if cancelled 60 days before arrival.

Group booking or full property buyout: Refund if canceled 90 days before arrival, no refund after.
